Glendale-based Mangat Group, a real estate investment and development company, plans to build multiple commercial and residential projects across the southwest Valley.
In total, the company is planning projects across approximately 1,500 acres and is working to either sell the properties or develop industrial, retail or residential buildings on the sites.
Tony Mangat, founder of Mangat Group, said there is a strong demand for these types of projects in the southwest Valley. His company also works to raise values of land by investing and improving infrastructure on the properties, he added.
In Buckeye, Mangat said he is working with Canada-based Fifth Avenue Properties to develop Miller Road Bungalows, 150 rental units on the southeast corner of Miller Road and Lower Buckeye Road.
The site is just south of where the new Five Below and Funko Inc. distribution facilities are located near Interstate 10. The project will cost approximately $30 million to develop and is expected to start construction this summer, Mangat said.
On about 64 acres close to the planned KORE Power battery manufacturing facility, Mangat Group is also planning to develop a light industrial facility and a multifamily project.
Near the Buckeye Municipal Airport, which is slated for massive industrial growth, Mangat Group currently owns about 75 acres near Yuma and Palo Verde roads and an additional 130 acres fronting I-10 in the same area.
Mangat said they are working with the city to determine the best use for the sites, but it could see industrial development as Buckeye works to update the airport master and area plan to grow employment in the area. Recently, Phoenix-based Arizona Land Consulting purchased 2,000 acres west of the airport for a planned industrial and business park.
Further west of Buckeye in Tonopah, where more developments could start going up, Mangat said they’re planning to build at least 2 million square feet of warehouse facilities on about 200 acres near 339th Avenue and Roosevelt Street. They also plan to build at least 1 million square feet of industrial space on another 150 acres they own on the northeast corner of 355th Avenue and Van Buren Street.
Mangat Group is also developing a large mixed-used project with two office buildings, a Cambria hotel and restaurant that will total about 132,756 square feet at the intersection of Yuma Road and Sundance Parkway.
In addition, Mangat said they will continue building storage facilities across the Phoenix metro, including a 130,000-square-foot storage building at Van Buren Street and Citrus Road on the west side of Goodyear.
