In keeping with city of Buckeye leaders’ promise that plenty of jobs are on the way, another industrial building is up for approval Tuesday.
The 324,000-square foot “Crimson Canyon” industrial building is up for site plan approval at today’s Buckeye Planning and Zoning Commission meeting, set for 6 p.m. at City Hall, 530 E. Monroe Ave.
The building will help bring needed employment to Buckeye, which has doubled in population during the past 10 years, according to a staff report.
The 22-acre site is on the south side of Durango Road, about one-half mile west of Miller Road, west of the Buckeye Elementary School District offices and bus parking facility and the new Five Below building.
Staff recommends the board approve the site plan, along with a list of conditions.
The applicant, Danny Macias of LGE Design Group, has addressed comments from the neighboring residents and WestPark HOA.
WestPark residents were able to use off-highway vehicles along an open-space tract that abuts the Crimson Canyon southern property line. Macias has provided several updates and possible solutions to the HOA to help provide a resolution to what will be a change in use of space.
Because of the change in finished grade and utility lines traversing the site from Durango to the adjacent WestPark community, the proposal did not place the perimeter wall along the shared property line,” a staff report states. “Therefore, the existing elevation grade, outside the perimeter wall and WestPark community, are the same. The use of rip-rap will help mitigate any potential unwelcomed access.”
Staff said Macias and the HOA continue to talk about additional options between the two property owners.
“Additional dialogue between the two sides would be outside the purview of this review and approval process,” the staff report says.
No access points will connect the property to the WestPark community to the west and south of the site.
The site plan includes one freestanding industrial building in the center of the property, with employee and guest parking on the Durango Street side. There will be room for trucks on the east and west dock-bay-doored sides.
Also on Tuesday’s agenda is a presentation about the State Route 85 corridor that runs down the southwest side of the city.
